Student Accomodation Property Manager
Our client is currently seeking an experienced Property Manager with a strong background in property management systems, particularly MDA.
Key responsibilities
· Ensuring that quality standards are set and maintained equally at the residence to ensure a uniform way of doing things. It is required that periodic standards inspections are conducted and reports submitted, which staff can use to rectify shortcomings.
· Implementing Housekeeping standards, policies and procedure. Stock control and general housekeeping cost control. Determining the most efficient and best housekeeping practices. Manage Sanitation Bin & Pest
· Control SLA's with service providers.
· Implement Security standards, policies and procedure. This involves studying incident investigations, risk assessments, determining training requirements, and striving for best practice and a safe and secure environment. Incident reports and investigations also need to be reviewed by the Operations Director as and when they occur.
· Determining the requirements for security systems and managing service providers thereof.
· Implementing and managing a Health & Safety Policy, Procedures, and Management System. As with security, incident reports need to be studied, and investigations requested where necessary. If required, conduct or assist with investigations.
· Liaising with Maintenance Manager on all maintenance issues and requirements.
· Have a good understanding of plant and equipment.
· Ensure lift and HVAC maintenance contracts are in place and SLA's adhered to.
· Ensure gardens are maintained, whether in-house or by outsourcing.
· Transportation Services Management
· Monitoring electrical and water consumptions at all residences
· Monthly reporting on consumption.
· Respond promptly to tenant inquiries and concerns, providing exceptional customer service.
· Coordinate move-in and move-out processes.
· Maintain positive relationships with tenants to enhance overall tenant satisfaction
· Co-ordinating with tenants to ensure all lease related compliance is up to date and filed correctly.
· Perform general administrative duties, including data entry, file management, and document preparation.
· Assist in the creation and maintenance of property management and maintenance reports and databases.
· Handle incoming calls, emails, and inquiries related to property management.

· Update vacancy schedule
· Typing and administration of Lease Proposals
· Advise new tenants on Entry and Exit Inspection procedures
· Follow up on the status of all legal action and legal handovers
· Ensuring that lease documents are correct, signed and all FICA documents are included
· Follow up on outstanding deposits
· Minimise vacant periods by proactively marketing vacant space
· In-Inspections & Out-Inspections.
· Tenant Pre-Billing Checks
