About the position

The purpose of this poisition is to ensure effective centre management that delivers and sustains targeted returns from a property investment perspective.

KEY RESPONSIBILITIES

  • Financial Management

  • Prepare, manage, and present annual budgets and forecasts.

  • Monitor rental income, recoveries, turnover rentals, and municipal charges.
  • Review monthly income statements, report variances, and propose corrective actions.
  • Work with operations to plan and manage short- and long-term maintenance.

  • Leasing, Vacancies & Renewals

  • Ensure timely lease renewals and manage tenant exits and reinstatements.

  • Maintain vacancy readiness and oversee marketing of vacant space.
  • Implement and review letting strategies with the Asset Manager.
  • Source prospective tenants, manage negotiations, and conclude leases.

  • Arrears & Credit Control

  • Monitor tenant arrears and liaise weekly with credit control.

  • Engage tenants to resolve arrears and support legal recovery processes.
  • Report arrears monthly and recommend bad debt write-offs when required.

  • Centre Operations & Presentation

  • Ensure a high-quality customer experience through effective cleaning, security, access, and overall centre presentation.

  • Marketing & Brand Management

  • Contribute to and oversee the annual marketing strategy and budget.

  • Manage daily execution of campaigns, events, promotions, PR, and media.
  • Act as brand custodian and oversee all marketing assets and platforms.
  • Manage tenant communication, CSI initiatives, promotions, and sundry income.
  • Control marketing expenditure and supplier invoicing.

  • Team & Agency Management

  • Lead and manage centre and marketing teams or appointed agencies.

  • Monitor performance, KPIs, reporting, and compliance with standards.
  • Ensure effective collaboration, communication, and community engagement.

  • Reporting

  • Compile and submit monthly management and marketing reports, and any additional reports required by the Asset Manager.

Minimum Requirements:

  • Matric
  • Relevant experience as a General Manager of Shopping Centres
