About the position

We are recruiting a Revenue Manager to join the Residential Leasing Department of a well-established property firm. The position is Pretoria based, and the purpose of the role is to analyse residential revenue, unit vacancies, market trends, product information, as well as any other related data, in order to maximise revenue and predict future trends and directions.

Minimum Requirements

  • Tertiary qualification
  • 4+ years experience in a residential property management & leasing environment with strong analytical skills and proficiency on systems such as MDA, FlowCentric and PowerBI.
  • Managerial experience, leading a team of 2+
  • Strong financial acumen and ability to identify and interpret patterns and historic & market trends in data for forecasting purposes and to improve revenue

Overview of position

Analyse & Manage Income Growth & Unit Vacancies

  • Ensure vacancies, market rentals, income growth and other key indicators are managed in line with set targets.
  • Analyse vacancies and ensure that strategies are formulated to let problematic or longstanding vacancies, through performance management and marketing initiatives.
  • Review achieved income growth and ensure forecasted income is adjusted in line with anticipated trends and report on actual and predicted variances to budget.
  • Brainstorm and implement measures that can be taken to counter negative income vs. budget variances.
  • Research market rentals and ensure that apartments are let at a market related rental for our product offering and services.
  • Ensure rental increases and rent reductions are reviewed and decisions are taken considering relevant processes, guidelines and circumstances.
  • Perform building visits to inspect vacant units and ensure company standards have been implemented.
  • Liaise and engage with marketing team to formulate a marketing strategy and execute the marketing campaigns.
  • Analyse data, trends and other information to prevent income loss and to formulate recovery strategies and assist in decision making.
  • Ensure the teams and processes operate efficiently.
  • Visit the competition to gauge their offering, and report to the business on trends identified.

Compile & Present Reports on Income, Vacancies & Growth

  • Liaise with the Residential Revenue Analyst to compile market rent as well as other information and compare to current rentals to streamline decision making on annual rental increases and for new project buildings or developments.
  • Forecast current income information and predict escalations, vacancies and rent reductions in order to prepare budgets.
  • Compile budget summaries, together with other trends and information for easy review and decision making.
  • Reconcile data between different systems in order to ensure the accuracy of the data within these systems and ensure resolution of discrepancies.
  • Analyse and review various income reports and compare the achieved income to the budgeted income. This includes providing comments or presenting results and trends to different parties and meeting forums.
  • Investigate and analyse data where queries arise and decisions need to be made. Compile a summary of results and if applicable propose solutions.
  • Review and respond to any residential related queries received.

Participate in Continuous Improvement Initiatives

  • Ensure that the current systems which are in place to automate leasing processes are working efficiently and liaise with developers or in-house teams on any problems found or any system enhancements and developments needed.
  • Ensure current systems are maintained and databases are kept clean.
  • Stay well informed of what the market is offering in terms of enhancements to ensure systems/technology remains relevant and support business strategy.
  • Prepare, where necessary, the business requirements for system development and enhancements.
  • Review development documents, perform thorough testing and ensure that deployments are done in a controlled manner.
  • Provide support to staff with regards to the use of systems which include formal and "on-the-job" training.
  • Ensure that manual processes and procedures are followed and documented correctly. Amend documented processes when changes have been made and ensure communication of this to relevant parties.
  • Manage tenant retention within residential portfolio.
