About the position
A leading property management company specialising in student accommodation is looking for an experienced Regional Property Manager with strong experience in multi-site operations, financial management, compliance, and asset management to join their team in Glenwood, Durban. The successful candidate will be responsible for overseeing the full operational, financial, and service delivery performance across a portfolio of properties, ensuring high-quality tenant experience, regulatory compliance, and efficient asset management.
Responsibilities:
- Oversee property condition, building performance, and asset lifecycle management across the region
- Implement preventative maintenance programmes and manage refurbishment and repair initiatives
- Ensure compliance with OHS Act, fire regulations, building codes, and relevant legislation
- Manage regional OPEX and CAPEX budgets, forecasts, and financial performance
- Monitor income, expenses, arrears, and cost control measures
- Oversee vacate and intake processes, occupancy planning, and performance tracking
- Manage contractors, service providers, and maintenance teams to ensure SLA adherence
- Handle escalated tenant and stakeholder issues, including universities and municipalities
- Lead and manage regional teams, including performance management and workforce planning
- Ensure consistent operational execution and adherence to SOPs across all sites
- Compile and submit monthly operational and financial reports
- Support strategic initiatives, expansion projects, and new site launches
Requirements:
- Degree in Property Management, Facilities Management, Business, or a related field
- 5–8 years’ experience in multi-site property or operations management
- Experience in student accommodation or hospitality preferred
- Strong financial management and budgeting skills
- Knowledge of South African property legislation and compliance requirements
- Strong leadership, stakeholder management, and communication skills
- Valid driver’s license and willingness to travel between sites
- Proficiency in property management systems and Microsoft Office
