You're an operationally savvy property operations professional who thrives in managing multiple sites, leading a successful team, driving tenant satisfaction and optimising asset performance. You enjoy coordinating teams, resolving maintenance and infrastructure issues, and influencing both financial outcomes and service delivery. You have the agility to work across multiple business parks, strong commercial acumen and a natural ability to build relationships with employees, tenants, contractors and internal stakeholders.
You will oversee day-to-day operations of a portfolio of industrial and business-park properties, ensuring service excellence, tenant engagement and operational integrity. Your responsibilities will include managing and reviewing all maintenance and contractor activity (for example drainage, leaks, preventative maintenance and other infrastructure issues), supervising service providers, monitoring budgetary performance and implementing cost-optimisation measures. You will oversee new leasing, facilities and renewals with teams supporting you. You'll work closely with the marketing teams to support occupancy growth, strengthen client retention, and foster a vibrant business-park community. Regular site visits, reporting on performance metrics and ensuring compliance with lease terms and operational standards will form key parts of your role. Your expertise in budget creation, management, ensuring full occupancy in various properties and leadership is critical in this role.
You'll bring at least your Matric qualification with at least 5 years' experience in the industrial or commercial property management sector, having operated across multiple sites or business parks. If you've had experience with residential then it would need to be a focus on low cost residential as this role is all about small leases and volume. You'll be comfortable interpreting lease agreements, overseeing maintenance programmes, managing budgets and driving operational improvements. Strong communication, negotiation and leadership skills are essential, as is the ability to travel between parks, interact with employees, tenants and contractors, and act decisively in a fast-paced environment. We're looking for a confident leader that's able to make tough decisions and lead from the front. A valid driver's licence and own transport are required given the multi-site nature of the role.
You'll be joining an innovative property business, you'll be based at their head office in Cape Town CBD but you will travel across business parks in the Cape Town region, working in a fast-paced, collaborative environment that values initiative, hard work and achievement.
