About the Role
A leading property management team is seeking an experienced Property Manager to oversee the daily operations, tenant relations, and financial performance of a retail property portfolio. The role focuses on increasing asset value, ensuring operational efficiency, and delivering exceptional tenant service.
Minimum Requirements Education & Qualifications
- Matric / Grade 12
- Bachelor’s degree or equivalent experience (preferred)
- Estate Agencies Affairs Board Competency Certificate – NQF Level 4 (advantageous)
Experience
- Minimum 5 years’ experience as a Property Manager within the retail environment
- Demonstrated experience in people management and centre operations
- Strong financial acumen, including budgeting and reporting
Knowledge & Skills
- Strategic and analytical thinker
- Strong understanding of leases, loan documentation, and property agreements
- Proficient in MS Word, MS Excel, MS Office; MDA exposure advantageous
- Excellent written and verbal communication
- Strong financial analysis capability

Key Responsibilities Reporting
- Deliver accurate monthly reporting
- Analyse income, expenses, municipal recoveries, and turnover rentals
- Conduct quarterly operating cost reviews
Planning & Budgeting
- Prepare annual budgets
- Conduct quarterly rental reviews
- Assist with business plan development for centres
Expenditure & Audits
- Approve Capex and Tenant Installation items within authority limits
- Ensure Capex policies and procedures are followed
- Manage recovery of operating costs as per lease terms
Debtors & Creditors Management
- Regular engagement with Debtors and Leasing teams
- Oversee arrears, credit control, write-offs, and legal processes
Tenant Management
- Maintain strong tenant relationships
- Ensure timely lease renewals and letting of vacant space
- Monitor tenant performance, turnover, and merchandising needs
New Tenant Onboarding
- Recommend letting mandates
- Conduct lease negotiations
- Oversee installations and ensure accurate documentation
Expense Control
- Authorise payments, maintenance orders, consumables, and municipal accounts
- Manage contractor performance and cost-effectiveness
- Oversee financial management and monthly reporting
Customer Liaison & Public Relations
- Build and maintain strong stakeholder relationships
- Support centre promotions
- Ensure professional engagement with tenants, contractors, and suppliers
Facilities, Security & Compliance
- Oversee repairs and maintenance
- Manage cleaning and security providers
- Ensure occupational health & safety compliance
- Develop security action plans and emergency readiness initiatives
- Conduct inspections and implement improvements
Team Supervision
- Oversee centre personnel and ensure optimal performance
- Provide guidance and ensure adherence to operational standards
