About the position
The Property Manager will oversee leased properties, ensuring tenant retention, cost-effective management of expenses, and overall maintenance of buildings and premises. The role involves financial management, relationship building, and operational oversight to maintain high standards and compliance.
Key Responsibilities
- Manage Relationships
- Build and maintain strong relationships with tenants.
- Maintain Building Standards
- Conduct regular inspections and log all repair/maintenance jobs.
- Ensure vacant units are in a lettable condition within 10 days.
- Facilitate tenant installation and project processes.
- Identify potential building upgrades and maintain quality standards.
- Financial Management
- Provide input for the annual budget and manage expenses accurately.
- Monitor variances and report monthly.
- Review arrears reports and manage tenant accounts.
- Address utility queries and liaise with accountants for rental forecasts.
- Property Administration
- Attend management meetings and sign off invoices for accuracy.
- Ensure compliance with credit control procedures.
- Maintain accurate tenant records and follow up on arrears.
- Customer Care
- Respond promptly to tenant queries and CRM cases.
- Facilitate regular tenant meetings to strengthen relationships.
- Maintain professional interactions with colleagues, contractors, and service providers.
Qualifications & Experience
- Matric certificate required.
- 3-year business/property-related qualification (e.g., Property Studies) preferred.
- Estate Agency Affairs Board Competency Certificate (NQF Level 4) required.
- Minimum 3 years' experience in property management.
- Code 08 driver's license required.
