About the position
Our client in the property development sector is seeking a Project Manager to join their team based in Matsapha. This role offers exposure across residential, mixed-use, and commercial developments, with responsibility spanning the full project lifecycle from early design through to construction and handover. The successful candidate will play a key role in ensuring programme certainty, stakeholder coordination, and successful project delivery.
Key Responsibilities
- Manage property development projects from concept design through to construction and handover
- Develop, monitor, and maintain detailed project programmes, milestones, and delivery schedules
- Coordinate multidisciplinary professional teams including architects, engineers, QSs, and consultants
- Manage contractor performance in terms of programme, quality, and contractual compliance
- Chair and facilitate design, technical, and site meetings
- Manage scope changes and ensure alignment with approved development objectives
- Track project progress and identify programme, cost, and delivery risks
- Work closely with commercial teams on cost control, variations, and contract administration
- Prepare monthly project progress reports for internal stakeholders, investors, and funders
- Ensure compliance with statutory approvals, contracts, and governance requirements
- Conduct regular site visits across South Africa and Eswatini
Minimum Requirements
- 3-5 years' experience in project or construction management within the built environment
- Experience on residential, mixed-use, or commercial development projects
- Strong understanding of construction contracts, procurement strategies, and project lifecycle management
- Ability to manage multiple consultants and contractors simultaneously
- Strong planning, coordination, and problem-solving abilities
- Willingness to travel regularly to project sites, primarily in Eswatini and South Africa
- Ability to work independently and take ownership of project delivery
