About the position
A leading property management company is looking for an experienced Portfolio Executive with strong experience in property portfolio management, facilities management, operational leadership, and strategic asset management to join their team in Pretoria or Johannesburg. This is a senior leadership role requiring an individual who can hit the ground running and take full responsibility for the operational, financial, and strategic management of a diverse property portfolio. The successful candidate will drive operational excellence, ensure statutory compliance, oversee maintenance and capital projects, manage budgets, and lead high-performing teams while maintaining the value and performance of the property portfolio.
Responsibilities:
- Oversee the operational management of a national property portfolio.
- Ensure all properties comply with OHS legislation, building regulations, and statutory requirements.
- Develop and implement operational strategies aligned with business objectives.
- Manage property maintenance, facilities management, security, cleaning, and contracted services.
- Lead CAPEX and OPEX planning, budgeting, forecasting, and expenditure control.
- Oversee refurbishment projects, maintenance programmes, and capital improvement initiatives.
- Drive cost-saving initiatives and improve operational efficiencies across the portfolio.
- Monitor property performance and implement strategies to maximise asset value.
- Manage operational risk and implement effective risk mitigation measures.
- Ensure accurate reporting on operational and financial performance.
- Develop and maintain relationships with contractors, suppliers, stakeholders, and service providers.
- Lead, mentor, and develop operational management teams.
- Oversee recruitment, performance management, and resource planning.
- Ensure effective vendor and contractor management, including service level agreement compliance.
- Drive continuous improvement across operational processes and governance.
Requirements:
- Extensive experience in property management is essential.
- Proven experience managing large property portfolios at a senior management or executive level.
- Strong operational and facilities management experience.
- Demonstrated experience managing maintenance, compliance, and capital projects.
- Excellent financial management, budgeting, and cost control skills.
- Strong knowledge of OHS legislation, building regulations, and property compliance requirements.
- Proven leadership and people management experience.
- Excellent stakeholder, contractor, and vendor management skills.
- Strong strategic planning and operational execution abilities.
- Advanced Microsoft Office skills, particularly Excel.
- A relevant tertiary qualification in Property Management, Operations Management, Business Administration, or a related field is advantageous.
- An Accounting degree would be beneficial but is not essential.
