About the position

Maintenance Manager

Our Client, an Estate Homeowners' Association is looking for Maintenance Manager to join the management team of this large upmarket establishment in the Centurion area.

Salary: R24 000 Per Month
Location: Centurion
Report to: Estate Manager
Subordinates: Thee operational and maintenance staff and casual contract workers.

Responsibilities:

The general supervision of, and physical attendance to the operations and maintenance of the HOA, which includes the following responsibilities:

  • the maintenance of the HOA assets;
  • the garden services SLA;
  • the recycling SLA;
  • Supervise all projects as approved by the HOA Board from time to time;
  • Manage and supervise the HOA employee(s) appointed to this portfolio;
  • Supervise and the implementation of a sustainable and eco-friendly environment in the Estate;
  • Rendering support services to the Estate Manager as required and requested from time to time;
  • Attend to all the out-of-office operational and maintenance duties.

Technical work responsibilities

  • Control all technical duties;
  • Advise on technical work to be done;
  • Drafting of the technical plans and strategies to execute any operational or maintenance task;
  • Liaison with the suppliers of operational and maintenance work to be carried out;
  • Control of the operational and maintenance tasks, works and duties;
  • Compliance with the HOA Financial Policy regarding any expenditures incurred or to be incurred;
  • Optimizing and utilization of HOA and Estate resources;
  • Performance monitoring of the HOA and Estate operations and maintenance;
  • Compliance to all national, provincial, local and sectorial safety requirements.

  • Planning and executing the daily operational and maintenance programmes;
  • Management support;

  • Administration of the operational and maintenance duties;
  • HOA employees and suppliers' employees relationships;
  • Business management of the operational and maintenance duties;
  • Compliance with the HOA security protocol and rules;
  • Supervise, control and oversee the HOA park and gardening programmes;
  • Ensure compliance with the HOA Rules and Regulations by all the members, tenant and contractors;
  • Maintenance of the Home Owners Association assets;
  • Administer the operational and maintenance systems and programmes of the Estate Management
  • General environmental neatness;
  • Attend to Residents ' Complaints and suggestions;
  • Financial management of the operational and maintenance expenditures.
  • Compile a monthly report on the operational and maintenance supervision activities.
  • Manage the HOA employees, who are tasked to perform operational and maintenance duties.
  • Optimize and develop the operational and maintenance performances, duties and programmes into an effective business structure.
  • Supervise the HOA garden service agreement with the appointed supplier.
  • To ensure that the members, tenants, visitors and contractors comply with the HOA Rules and Regulations pertaining to the operational and maintenance management.
  • Support the HOA's programmes for a friendly and sustainable eco-environmental within a property developed estate
