About the position
Position Purpose The Leasing Manager is responsible for developing and executing leasing strategies for new developments, ensuring optimal tenant mix, strong pre-letting performance, and alignment with the commercial objectives of each project. The role requires close collaboration with development, finance, legal, and asset management teams from concept through to opening.
Key Responsibilities
Leasing Strategy & Execution
- Develop and implement comprehensive Leasing strategies for new retail developments.
- Drive pre-leasing and forward commitments in line with development timelines and funding requirements.
- Secure national, regional, and independent retailers aligned with the desired tenant mix.
- Negotiate Heads of Agreement and commercial deal terms (rentals, incentives, escalations, lease periods).
Market Engagement & Tenant Relationships
- Build and maintain strong relationships with retailers, brokers, and tenant representatives.
- Act as the primary leasing contact for prospective tenants across portfolio developments.
- Monitor retail market trends, competitor schemes, rental benchmarks, and consumer behaviour.
Development Coordination
- Work closely with development teams to align leasing assumptions with design, GLA configuration, and feasibility models.
- Provide input into layout planning, zoning, and anchor placement.
- Coordinate tenant design, fit-out timelines, and opening readiness with project teams.
Commercial Reporting
- Prepare and present leasing updates, deal trackers, and risk assessments for investment committee and owners.
- Ensure lease terms align with approved financial models and funding covenants.
- Manage legal processes up to lease signature in collaboration with internal and external legal advisors.
Post Opening Support
- Assist with handover to asset management teams post-practical completion.
- Support early trading stabilisation and resolve leasing-related issues where required.
Requirements
Education
- Degree in Property Studies, Real Estate, Business, Finance, or a related field.
- Professional property qualification (advantageous).
Work Experience
- Minimum of 5 years' experience in retail leasing, with proven exposure to new developments and pre-letting
