About the position
ENVIRONMENT:
A growing dynamic Investment and Commercial Property Management Firm is seeking a Property Analyst whose responsibilities are extensive and varied, however, you will primarily be accountable for evaluating new acquisition and development opportunities, conducting due diligence investigations on all new opportunities, compiling sales packs, liaise with agents and maintaining weekly progress reports on new acquisitions, developments and sales.
The principal challenges in the position is to find and analyse new acquisition opportunities that suites the investment criteria/strategy of the group including new development land, to find and analyse suitable development solutions for the existing land holdings within the current portfolio of the group and to identify properties for sale and drive marketing of such successfully. The Property Analyst will be expected to demonstrate commitment and loyalty and perform all duties in accordance with the organisation’s office routines and procedures, keeping in mind the overall business objectives.
DUTIES:
New Acquisition Opportunities
- Liaise with agents to source new opportunities.
- Gather all the required information from the agents.
- Conduct market research to determine rental rates and capitalisation rates for specific areas.
- Evaluate all new opportunities including but not limited to financial feasibility.
- Present all new opportunities at weekly deal committee meetings.
- Communicate deal committee findings to all relevant agents.
- Ensure that all offers are submitted timeously after deal committee meetings.
- Collect all due diligence information of the accepted offers.
- Conduct due diligence investigations timeously.
- Prepare due diligence report, summarising all findings.
- Communicate due diligence outcome to agent/seller.
- Ensure all relevant information to assist with finance applications is sent to the Financial Director when required.
- Communicate outcome of finance application to agent/seller.
New Development Opportunities
- Liaise with the development department to determine preliminary development cost estimates.
- Prepare financial feasibilities for all development opportunities, when required.
- Liaise with other professionals involved in the development process if required.
- Finalise development timelines with the development department and other professionals involved, when required.
- Manage cost spent on the development vs approved budget, when required.
- Conduct marketing plan for the rental of available rentable space.
- Liaise with agents to market the available rentable space in the development.
- Prepare rental proposals for prospective tenants, when required
- Attend site meetings from time to time to ensure development is of the expected quality and will be delivered within the expected timeline.
- Present all new development opportunities at weekly deal committee meetings.
Sales
- Assist in the preparation of sales figures of properties identified for sale.
- Liaise with the relevant agents in terms of marketing the identified property.
- Prepare sales packs for the identified properties to be sent to agents, when required.
- Following up with agents in terms of marketing progress.
- Oversee the updating of weekly sales reports.
- Compile all due diligence information required by a purchaser when required.
Miscellaneous Tasks
- Assist in the preparation and submission of tenders, when required.
- Add hoc tasks as required by management.
- Develop and maintain relationships with agents / brokers
- Add hoc market research, when required.
