About the position

This role fits within the Properties Team that sits inside Old Mutual Finance, the unsecured lending arm of Old Mutual.

As the head of OMF Properties, the incumbent is accountable for achieving results through leadership and management of the following areas within the properties department: Properties Leasing; Properties Architecture (design team managing all NBR requirements and managing of client specific corporate images); Properties Projects (Construct of new premises, Relocations, Closures, Upgrades, ATM installations, UPS installations, Water tank installations and Marketing or signage façade upgrades); Properties Legal by working with OMF legal where the function resides; Properties Procurement by working with OMF Procurement in line with the procurement policies; Facilities Management of the OMF branch network (repairs and maintenance of managed premises via call center agents and Maintenance officer teams); OMF Health and Safety and Security management; and group of Properties vendors.

This role is responsible for managing the operations of the OMF Properties team in a cost-efficient and effective way. Managing all spends related to projects, tracking of budgets, and managing of ledgers.

Individually accountable for ensuring that the properties need of the business, customers and employees are met proactively in line with business growth through a team.

Relationship Building:

  • Cultivate and manage relationships with internal and external stakeholders.

Strategy Development and Alignment:

  • Accountable for managing the efficient and effective operations of the national OMF Properties team.
  • Identifies, evaluates and presents business growth / development areas for Old Mutual Finance to expand the footprint of its retail Property Portfolio.
  • Manages the OMF Property Portfolio, which includes retail branches, commercial premises, outlets situated in Old Mutual Client Service branches (OMCS) and kiosks in Old Mutual Retail Mass Market (RMM) field advisor offices.
  • Manages outsourcing property projects from Old Mutual Group segments via Anchorage property management company, a subsidiary of OMF.
  • Develops processes and procedures, implements the same across the retail portfolio.

Leasing Management:

  • Proactively develops and implements the OMF's retail leasing strategy.
  • Gives strategic and tactical input and guidelines to the leasing team for them to be able to negotiate leases effectively.
  • Support the identification and securing of the OMF leasing hot spot list.
  • Gives input into setting renewal targets for budgeting purposes, ensuring that they are market related and sustainable.
  • Develops, gets approval for and strategically manages standard retail leases including retail hybrid leases.

Architecture and Design Management:

  • Develops a clear vision/strategy for various retail and commercial office and retail distribution portfolios and assists in formulating the brief for to in-house architectural team.
  • Formulates guidelines, advises, and approves the design of Corporate Identity for all retail and commercial office portfolios and manages individual design proposals.

Project and Facilities Management:

  • Develop Facility and Project Management strategies and processes for Old Mutual Finance retail office distribution.
  • Management of budgets to ensure projects and facility cases are executed within time and on budget.

Occupational Health and Safety and Security Management:

  • Manages and takes responsibility for Emergency preparedness practice in OMF with engagement with OMSA.
  • Assesses and enables Occupational Health and Safety and Security legal compliance.
  • Keeps abreast of all current and pending legislation pertaining to Occupational Health & Safety and responds to changes proactively and appropriately.

Team Effectiveness:

  • Ensure the Property Team remains closely engaged with the business.
  • Balance priorities while guiding and motivating the team for optimal performance.
  • Plan and assign work, select, and grow staff to strengthen team capability.

Minimum Requirements:

  • Honors degree or equivalent (NQF level 8)
  • Property Practitioners Regulatory Authority ("PPRA") certification - Advantage (Requirement to complete within 1 year of start date)
  • Property Leasing experience, min 5 years
  • Property Project management, min 5 years
  • Property Architecture, min 5 years
  • Facilities management, min 5 years
