A well-established residential estate nestled in the scenic surrounds of Muizenberg is seeking a hands-on, proactive, and highly organised Estate Manager to oversee daily site operations and team management across maintenance, security, and administrative functions.
This 590-unit estate offers a dynamic environment where leadership, attention to detail, and operational excellence are key. The role is primarily operational and supervisory, with financial and administrative support provided by a managing agent.

Key Responsibilities:
Operational Management
- Oversee the upkeep of common areas, facilities, and landscaping
- Conduct regular inspections and coordinate repairs
- Supervise external contractors and monitor service quality
Security Oversight
- Manage on-site security teams and access control systems
- Oversee incident reporting and ensure swift resolution
- Liaise with private security service providers to ensure resident safety
Staff Supervision
- Lead and manage a 28-person team (maintenance, security, admin)
- Oversee daily work schedules and ensure compliance with policies
- Conduct regular performance reviews and team check-ins
Resident & Stakeholder Engagement
- Serve as the estate's primary contact for residents and visitors
- Address queries and complaints professionally and efficiently
- Facilitate communication between residents and the HOA board
Administrative & Financial Oversight (in conjunction with Managing Agent)
- Approve quotations and manage operational expenses
- Maintain incident, repair, and service delivery records
- Support budgeting, petty cash, and cost control processes
Key Performance Indicators (KPIs):
- 90–95% of maintenance requests resolved within 3 working days
- <2 serious security incidents per quarter
- ?85% resident satisfaction annually
- 100% compliance during audits and inspections
- Timely reporting and vendor oversight
Requirements:
- Diploma in Property, Facilities, or Project Management
- 5–10 years’ experience in residential estate or facility operations
- Strong leadership and staff management skills
- Solid understanding of maintenance planning and contractor oversight
- Excellent communication and conflict resolution ability
- Organised, reliable, transparent, and results-driven
