Are you a strategic leader with a passion for operational excellence, premium living environments, and community leadership?

A prestigious residential estate in Midrand is seeking an Estate General Manager to lead and oversee all aspects of estate operations. This is a senior leadership role suited to a highly driven professional who thrives in high-performance environments and understands the demands of luxury estate management.

The successful candidate will be responsible for protecting property values, ensuring resident safety, preserving the estate's premium aesthetic standards, and fostering a cohesive, well-managed community ecosystem.

Key Responsibilities

Strategic & Operational Leadership:

  • Drive the long-term strategic vision and sustainability of the estate
  • Develop and implement operational policies, systems, and SOPs
  • Ensure compliance with governance frameworks, legislation, and the OHS Act
  • Deliver operational excellence across all estate functions

Security & Risk Management:

  • Lead and optimise a comprehensive 24/7 estate security strategy
  • Oversee CCTV, access control, perimeter security, and related technologies
  • Conduct regular security audits and risk assessments
  • Manage and monitor security service providers and SLAs

Infrastructure, Maintenance & Estate Aesthetics:

  • Oversee preventative maintenance programmes for all estate infrastructure
  • Ensure exceptional landscaping, curb appeal, and communal area standards
  • Manage CAPEX projects, contractors, timelines, and budgets
  • Maintain premium estate presentation and functionality at all times

Environmental Management & Compliance:

  • Manage the ecological health of waterways, dams, and stormwater systems
  • Ensure compliance with environmental regulations and water-use requirements
  • Promote environmentally responsible estate practices

Financial Management:

  • Prepare and manage operational and capital expenditure budgets
  • Oversee levy collections and arrears management
  • Monitor financial performance, cost controls, and reporting to the Board

Stakeholder & Community Engagement:

  • Serve as the key liaison between the Board and residents
  • Handle resident matters with professionalism, diplomacy, and emotional intelligence
  • Build strong relationships with contractors, suppliers, and local authorities
  • Foster a harmonious and well-regulated community environment

Team Leadership:

  • Lead, mentor, and develop multidisciplinary teams and service providers
  • Promote accountability, service excellence, and a solutions-driven culture

Minimum Requirements:

  • 8-10 years' senior management experience within Luxury residential estates / Premium property portfolios/ 5-star hospitality environments/ Related high-end operational environments

  • Relevant tertiary qualification or equivalent NQF qualification in Property Studies/Business Management/Hospitality Management/Or a related field

  • Strong financial and business acumen

  • Deep understanding of security protocols and environmental compliance
  • Excellent communication and stakeholder management skills
