What you will be doing:
- Act as the primary custodian for ensuring the portfolio meets all statutory requirements, including Occupational Health and Safety (OHS), local municipal by-laws, and environmental regulations.
- Enforce / administer all commercial lease agreements, ensuring timely compliance from both tenants and the landlord.
- Oversee the integrity of the debtor and creditor ledgers, manage credit control, and implement policies to mitigate financial risk and bad debt.
- Lead all internal and external property audits, ensuring accurate, complete, and readily available documentation.
- Manage the full tenant lifecycle, including lease initiation, lease renewals, collection of rentals, and proactive management of arrears and credit control.
- Collaborate with the finance team on property budgets, manage expenditure against approved budgets, and provide monthly performance reports on vacancies, arrears, and operational costs.
- Oversee service agreements and manage all third-party contractors (e.g., maintenance, security), ensuring service level agreements (SLAs) are met and costs are optimised.
- Develop and execute proactive planned preventative maintenance (PPM) schedules to preserve asset value and ensure tenant satisfaction.
- Manage all day-to-day operational issues, utility management, and ensure the prompt and professional resolution of tenant queries and maintenance requests.
What our client is looking for:
- A relevant tertiary qualification (Property Studies, Real Estate Management, or a related Financial/Legal degree).
- 5 - 8 years of experience in commercial property or facilities management, specifically managing retail, industrial, or office portfolios.
- Knowledge of the Property Sector Code, the Consumer Protection Act (CPA), and fundamental commercial lease law.
- Financial management skills, including experience with debtors/creditors management, credit control, and financial reporting.
- Proficiency with industry-standard property management software (Specify preferred software, e.g., MRI, MDA Property Manager) and advanced proficiency in Microsoft Excel.
- High degree of integrity, personal accountability, and a proven ability to handle confidential and sensitive financial information.
- Excellent written and verbal communication skills for effective stakeholder engagement with tenants, senior leadership, and legal professionals.
- Proactive, solutions-driven approach to complex operational and compliance challenges.
