About the position

The main purpose of this position is to handle the full shopping centre management function. 

  • Responsible for all functions normally expected from a Centre Manager or that is requested by the Management.
  • Preparation of the various schedules for the Management pack.
  • Prepare, check and distribution of the monthly tenant statements for PC and Anchor Industrial Park.
  • Responsible for leasing queries/ vacancies and arranging for ITC checks on prospective tenants.
  • Preparation of annual budgets together with the Financial Manager.
  • Dealing with queries from tenants, head office, owners, contractors and customers.
  • Responsible for the collection of rentals from tenants.
  • Appointing contractors to deal with maintenance issues after the authorization has been received.
  • Capturing leases into MDA and other documents as well as to ensure that MDA system is 100% up to date (PC and Anchor Industrial Park). Obtain approval for Tenant Signage.
  • Checking tenant trading hours.
  • Carry out regular site inspections.
  • Responsible for the payment of all invoices from service providers and contractors.
  • Responsible to ensure that all contractors including security, cleaning, gardening and maintenance are executing their duties in accordance with the contracts and up to the standards of the company
  • Identify leases expiring in the next six months and start negotiations to renew at market related rentals.
  • Carry out surveys to determine market rentals in the area.
  • Prepare all leases / addendums for PC and Anchor Industrial Park (previously done in Cape Town).
  • Evaluate tenant mix and make recommendations to Management on how to improve same.
  • Negotiate renewals and ensure that rentals are market related and that premises comply with latest marketing trends.
  • Advertise vacant space and erect ‘to let’ posters.
  • To be familiar with opposition shops and shopping centres in the area, their tenants, mix and how we can capitalize on the situation to improve and upgrade of the centre.
  • To manage and supervise the Maintenance Supervisor and Receptionist/Assistant and improve their productivity.
  • Ensure that Receptionist/ Assistant is au fait with MDA, its reports and is capable to manage the centre in the absence of the Centre Manager.
  • To attend all marketing, letting, maintenance and tenant meetings.
  • Weekly checking of the sign-in sheets, OB Book and attendance registers.
  • Responsible for all general issues at the centre and record keeping.

Requirements
  • Matric
  • Tertiary education preferred
  • 3-5 years in Retail Centre Management required
