About the position
The purpose of this role is to manage and oversee all operational aspects of the building/asset, including maintenance, compliance, third-party service coordination, and tenant liaison. Ensure buildings and facilities are well-maintained, cost-effective, and compliant with health and safety standards.
Duties and responsibilities:
Operational Planning & Execution:
- Support long/short-term planning and budget projections.
- Develop, review, and implement building operations policies and procedures.
Facilities & Maintenance Management
- Coordinate with contractors and service providers.
- Oversee daily operations: OHS compliance, repairs, tenant complaints, cleaning, aircon, plumbing, etc.
- Authorise invoices and issue tenders.
- Manage inspections, preventative maintenance, and tenant installations.
- Ensure cost recoveries from tenants where appropriate.
Security Management
- Develop and implement security plans and systems.
- Monitor threats, liaise with SAPS/local authorities, and manage guards.
- Promote safety awareness among tenants and staff.
Administration & Compliance
- Lead health and safety initiatives and ensure legal compliance.
- Track building expenditures and manage procurement.
- Maintain and review service contracts and resolve billing issues.
Vendor & Stakeholder Relations
- Build strong relationships with suppliers, contractors, and external stakeholders.
- Ensure timely and quality delivery of outsourced services.
Team Management
- Lead and supervise operational staff.
- Conduct performance reviews and staff training.
- Handle staffing, delegation, and corrective actions when needed.
General Duties
- Maintain clean, secure facilities.
- Submit operational reports on expenses, incidents, and foot traffic.
- Complete special projects as required.
Minimum Requirements:
- Matric / Senior certificate
- Minimum of 5 years' experience in facilities or asset management, preferably in commercial or industrial building environments
- 3-5 Years Staff Management
- Driver's license and own vehicle
