About the position

Job Overview

An opportunity exists for an experienced Building Manager to oversee the operational performance, maintenance, and compliance of office buildings. The role focuses on ensuring optimal asset lifespan, efficient service delivery, budget control, and maintaining high standards of tenant satisfaction.

Key Responsibilities Financial Management

  • Assist with preparation and management of technical budgets (Capex and maintenance)
  • Monitor and control expenses against budget forecasts
  • Track and report on budget variances
Building Maintenance & Operations

  • Implement planned, preventative, and emergency maintenance programmes
  • Manage asset registers and long-term lifecycle planning
  • Conduct regular building, technical, and compliance inspections
  • Oversee tenant installations and contractor activities
  • Monitor the quality of services delivered by suppliers
  • Manage day-to-day operations including cleaning and security services
  • Implement energy efficiency and sustainability initiatives
Risk & Compliance

  • Ensure full compliance with health and safety regulations
  • Oversee fire systems, equipment servicing, and safety protocols
  • Ensure compliance with all statutory and building regulations
  • Manage and respond to technical incidents and risks
Tenant & Stakeholder Management

  • Build and maintain strong tenant relationships
  • Manage tenant queries, complaints, and technical issues
  • Liaise with contractors, suppliers, and relevant authorities
Team & Contractor Management

  • Manage on-site staff, contractors, and service providers
  • Allocate work schedules and monitor performance
  • Ensure service level agreements are adhered to
Requirements:

Qualifications

  • Diploma or Certificate in Building Science, Facilities Management, or Construction Management
  • Technical qualification in Mechanical, Electrical, or Civil disciplines advantageous
Experience

  • Minimum 3 years’ experience in building management or maintenance
Skills & Competencies

  • Strong knowledge of building systems (electrical, plumbing, HVAC)
  • Understanding of occupational health and safety requirements
  • Budget management and cost control skills
  • Strong communication and report writing ability
  • Conflict management and problem-solving skills
  • Project management capability advantageous
  • Strong time management and ability to meet deadlines
  • Proficiency in MS Office and maintenance systems
