About the position
Role Overview
The Asset Manager is responsible for maximizing returns and enhancing value across an allocated property portfolio. The role involves full accountability for financial performance, strategic planning, leasing, operational oversight, and stakeholder management to ensure long-term asset growth and sustainability.
Key Responsibilities
Financial & Portfolio Management
- Develop and implement business plans and revenue enhancement strategies
- Take full responsibility for portfolio budgets and financial outcomes
- Monitor monthly portfolio performance against budgets and industry benchmarks
- Analyse vacancies, arrears, operating costs, and income performance
- Produce financial modelling and analysis to support decision-making
Strategic Asset Optimisation
- Identify opportunities for asset improvements including acquisitions, disposals, upgrades, renovations, and developments
- Contribute to strategic initiatives such as portfolio restructuring, risk balancing, and value extraction
- Support due diligence processes for asset acquisitions and disposals
- Assist with property valuations and development feasibility assessments
Leasing & Tenant Management
- Determine and implement leasing strategies to maximize occupancy and income
- Oversee tenant mix optimization and leasing performance
- Engage with national and major tenants as required
- Manage tenant relationships and handle escalated tenant issues
- Review lease agreements and support lease negotiations
Operational Oversight
- Conduct regular physical inspections of all properties within the portfolio
- Monitor property operations and provide feedback to property management teams
- Ensure service providers deliver required service levels and comply with SLAs
- Drive cost control and operating margin improvements
- Optimise utilities management and recoveries, including solar initiatives
Compliance & Projects
- Ensure properties comply with statutory, legal, and regulatory requirements
- Drive capital works and building projects in collaboration with facilities and project teams
- Take accountability for overall portfolio performance and risk management
Requirements
- Relevant tertiary qualification in Property, Finance, or related field
- Minimum 5–7 years’ experience in asset management or commercial property management
- Strong financial and analytical capability with property valuation experience
- Advanced proficiency in Microsoft Excel, Word, and PowerPoint
- Excellent negotiation and stakeholder management skills
- Strong problem-solving, commercial, and strategic thinking ability
- High attention to detail and accuracy
- Ability to work independently, proactively, and under pressure
