Maintenance Manager

About the position

We are seeking a skilled and experienced Maintenance Manager to join our team in the sectional title/estate management industry in Somerset West, Cape Town. The Maintenance Manager will be responsible for overseeing all aspects of maintenance operations within the sectional title/estate properties, ensuring that they are well-maintained and functional at all times.
REQUIREMENTS:

• Proven experience as a Maintenance Manager or similar role in the sectional title/estate management industry.
• Strong knowledge of maintenance best practices, building systems, and equipment.
• Knowledge of health and safety regulations.
• Proficiency in budget management and vendor negotiation.

DUTIES:
Maintenance Planning and Execution:

• Develop and implement comprehensive maintenance plans for all properties under management.
• Oversee and coordinate all maintenance activities including repairs, renovations, and upgrades.
• Ensure that all maintenance work is completed on time, within budget, and in compliance with industry standards.

Vendor Management:

• Source, negotiate contracts with, and manage relationships with vendors and contractors for maintenance services.
• Monitor vendor performance and ensure that work is carried out to the required standard.

Budget Management:

• Develop and manage the maintenance budget, ensuring that expenses are kept within budgetary constraints.
• Identify cost-saving opportunities and implement strategies to optimize maintenance expenditure.

Team Leadership:

• Lead a team of maintenance staff and contractors, providing guidance, training, and support as needed.
• Foster a positive work environment that encourages teamwork and collaboration.

 Health and Safety Compliance:

• Ensure that all maintenance activities comply with health and safety regulations and industry best practices.
• Conduct regular safety inspections and implement corrective actions as required.

Reporting and Documentation:

• Maintain accurate records of all maintenance activities, including work orders, expenses, and repairs.
• Prepare regular reports for management on maintenance operations and performance.
