About the position

Facility Manager, Job Grade D4

The purpose f the Job is to perfrm the following:

  • Ensure effective and efficient operation of all plants or systems at Armscor Head office premises, through the following:
  • Developing, implement and monitoring short- and long-term plans, goals and objectives.
  • Compile or Develop maintenance strategies and schedules for all equipment and systems and submit them to Senior Manager: Facility & Security for approval.
  • Implementing maintenance schedules as approved by the Senior Manager: Facility & Security
  • Take responsibility for Planning, Organising, Controlling, Integrating and evaluating Maintenance Services.
  • Maintain compliance records , maintenance records and relevant service certificates in line with Building Regulations;
  • Participating in developing, implementing and evaluating plans, processes, policies, systems and procedures to achieve annual goals, objectives and work standards.
  • Reviewing or preparing plans and specifications for contract work and inspecting work performed to determine compliance with standards.
  • Ensuring that all assets are being fully maintained in correct fiscal period as per implemented maintenance plans and associated budget;
  • Developing, reviewing and updating written maintenance instructions and schedules to ensure effectiveness and cost optimisation.
  • Management of Tenant related services.
  • Providing technical assistance to staff.
  • Ensuring the timely completion of planned preventive maintenance work outsourced to service providers.
  • Preparing and submitting regular operations and maintenance reports and required regulatory reports to senior management.
  • Ensuring that the organisation's safety goals and objective are implemented and carried out in the assigned areas of responsibility, and developing and proposing safety requirements to be carried out in the division.
  • Consulting with engineering consultants and contractors.
  • Performa Quality check/ inspection of work being performed by personnel and contractors, identifying problem areas and directing remedial action.
  • Prepare or review and maintain a wide variety of Policies, Procedures and Practices, including, periodic progress/status reports on maintenance requests as managed via Service and Maintenance Management system.
  • Drive Continual Improvement program by researching new operating practices, techniques and equipment, and recommending their application.
  • Prepare and submit reports as required to Senior Manager: Facility & Security.
  • Manage the maintenance and upgrade projects of all Infrastructure Installations as approved ,continuing with the projects already identified in the ten year Maintenance plans .
  • Supervise Chief Technicians and staff to ensure quality standards and outputs are met or adhered to.
  • Supervise external contractors and service providers appointed for certain maintenance work, inspect finished work, sign off, and do the associated administration (Finance/ Budget Management).

Work Experience

  • 10 years' experience in Electrical/ Mechanical/ General Building Infrastructure and Project Management (in Construction Works) with at least 5 years' experience in facilities' Management or Operations Management.
  • Experience in Building Management Systems to ensure proactive response to process deviations to prevent catastrophic plant failures.

Qualification

  • Degree or B Tech in Electrical / Mechanical Engineering or equivalent
  • Government Competency Certificate (G.C.C) or ECSA Registration will be advantageous.
